This steel frame and brick veneer residential cooperative building, built in 1990, has four floors and 25 units. The building owners contacted MOA to perform a roof and façade inspection, investigate leaks in several areas and provide a preliminary budget report for the proposed remediation.
The visual inspections identified brick and stucco façade areas that required extensive brick and lintel repair. Probes were conducted on the roof and extensive water damage was identified. Probed were conducted at the lintels and virtually no flashing was found at the lintels. The owners then requested that MOA provide restoration services to cover all the problems the building was experiencing. MOA specified and detailed the entire roof replacement, roof insulation was brought up to code , façade issues identified, heating and cooling unit sleeves were also made watertight.
