Intro
The property managers for the five story cooperative building, constructed in 1930 with 25 residential units, had asked MOA to perform an inspection & evaluation of the parapets. Several parapet areas were found to be severely deteriorated and immediate public safety protection and restoration was required. Long term water infiltration caused by weathered deteriorated coping joints and mortar joints combined with the encapsulation of the rear face of the parapet had been the primary cause of the deterioration of the parapets.
Due to budget constraints the project had to broken up into two separate phases. The first phase would include immediate repair of the severely deteriorated sections of parapet that presented a current hazardous condition. Sidewalk sheds were immediately erected to keep the public safe and the restoration repairs followed. Phase two consisted of the remaining areas which did not pose an immediate hazard at the time but required restoration.
