Intro

The property managers for this six story cooperative building, constructed in 1958 with 148 residential units, initially contacted MOA to conduct a LL11 inspection of the building.    Once MOA reported back to the property managers that several cracked brick, deteriorated sills and severe parapet cracks were found, the managers had also asked MOA to add remedial work to the project scope that would remedy the current water infiltration issues that several units were experiencing.  Units were inspected and a scope of work put together that would address the deterioration found in the LL11 inspection, flashing and waterproofing for the interior units leaks as well as corrective details for condensation issues on the interior of several units.
