The life cycle of a building can be even less than half when little attention is given to flashings, waterproofing and the use of non-corrosive materials during the initial design and construction of that building. This pair of buildings fell into the latter category. Deterioration of all the relieving angles at each floor level required that all the brick veneer on both buildings to be removed. New non-corrosive relieving angles were installed along with an uninterrupted skin of waterproofing integrated with all flashings at each penetration of the façade. Non corrosive air conditioning sleeves replaced the existing with new drainage that shed water away from the façade instead of onto it. New flat roofs were installed and integrated into the newly installed waterproof skin. Deteriorated concrete balconies were repaired and coated with masonry appropriate protective coatings designed for pedestrian traffic. Finally, new heavy-duty, commercial grade, energy efficient hurricane windows and doors with UV resistant (anti-fade) coatings were installed.
